The aim of this final project – having evaluated the recreational potential of territories within Kaunas district, to present proposals for the evaluation of land plots with characteristic features of recreational activities. The object of the work is land plot market of Kaunas District Municipality. This paper gives an overview of the legal use of the site, change of purpose, Lithuanian real estate market review, tourism and recreation potential. 10 - 100 are land plots in Kaunas District Municipality were chosen for the research, which, according to the features determined in the work, are suitable for recreational activities. To carry out the research, certain methods were applied, i.e. Sales comparison approach and mass assessed value methods, the analysis of land plot price presented by the “Register Center”, statistical data reliability analysis using IBM “SPSS” computer program. The study revealed that the land plots offered for recreational activities are often only offered as an alternative for the usage of agricultural land. The prices of the selected plots in the market range from 43 € / a. to 3066 € / a. Water, location in relation to the city and nearby natural and cultural objects had the greatest impact on the price. Assessing the land plots by mass and Sales comparison approach, the prices differed significantly from the prices on the market. For this reason, when applying the method of mass assessment of land plots, it is suggested to use coefficient Kr according to the recreational features of the land plot, as for most value zones, it is adopted with the assumption that market circumstances are analogous to value zone by 16.24.
