Abstract [eng] The Master’s thesis provide analytical evaluation of various retail facility management problems as well as solutions for those problems. The significance of retail facility management for real estate development is presented and various alternatyves for management of retail facilities are described in the thesis. The purpose of this study is to analyze problems related to facility management of shopping centres, explore the retail properties market in Lithuania and develop facility management model for shopping centres according to the business strategic goals. In the first section of thesis the concept of facility managment as well as its relevance for real estate development and operation stages is analyzed; the evolution of facility managment concept and its impact on the property‘s life cyckle is described. The Lithuanian retail market was explored and its classification according to the size and configuration of facility is developed. Furthermore, various problems related to the management of retail facilities were identified and innovative decisions for their solutions are presented. In the second section of thesis method for assessment of demand for facility managment services, based on company's strategic goals, plans and potentials is presented as well as a new model for the selection of efficient facility management of shopping center, according to the strategic and technical assessment criteria, was developed. In the third section the application of developed facility managment model is presented as a case study of retail chain „Lidl“ in :Lithuania. The most eficient alternative for managment of shopping centers facilities was selected by using multicriteria decision-making methods according to the developed evaluation criteria system.
