The main aspiration today is to improve city life while securing environmental sustainability. In order to create desired future city environment, real estate project development is a cornerstone of city urban planning. In order to secure social, economic and ecological balanced growth, countries urban planning system has to be rational and effective. During the first urban territory planning steps a lot of attention applied to creating sustainable urbanistic plan, because in later stages it affects private real estate project developments. Analyzing importance, problems and solutions practices for urban planning in Lithuania. Analyzing components, their interaction with one another, the structure of the system, the database of legal documents of the urban planning in Lithuania. On the basis of the requirements of sustainable development work carried out in the questionnaire, the evaluation of the impact of the urban planning system in the sustainable development of real estate projects was created, also determined criteria’s that directly effecting smooth and sustainable development in urban planning system. The evaluation model for effectiveness was created to evaluate real estate projects in terms of sustainable development of real estate. The methodology of assessment was applied for three real estate projects in the city of Kaunas. |
