Real Estate (RE) is recognized as an asset class such as shares or bonds. And investors generally consider it to be a stable investment that generates consistent returns. The goal of the master's project - to propose and verify formation strategies and management scenarios of indirect investment in RE portfolio that are consistent with modern market trends. This project provides an overview of indirect investments in RE instruments created by financial engineering, also their use in the formation and diversification of investments in RE portfolios. The project analyzes results of formed RE investment portfolio managed by active and passive investment strategies. The survey showed that portfolio which was formed from selected financial instruments and diversified between RE sectors did not exceeded analyzed RE market benchmarks. However, after the addition of a supplementary asset class (bonds, gold) to the analyzed RE portfolio, results significantly surpassed the criterions. |
