Lithuania has already been through the stage of essential governmental and financial reform. Analysis shows that the economic stability of both its citizens and businesses is directly related to real estate. Citizens, as natural persons, usually associate it with the subject of personal accommodation; in business, it is usually associated with a particular activity: manufacture, services, sales etc. During the time period when Lithuania was becoming independent and further on, up to this day, numerous changes have occurred within the Lithuanian real estate market, which have in one way or another influenced real estate prices, and its sales systems. Lithuania has not averted the global real estate crisis of 2007–2008 either. Significant changes have occurred in the processes of real estate sales. During the initial period of independence, real estate sales were not appropriately regulated neither in terms of law, nor tax collection. Although a mixed model was prevalent in real estate sales, individual brokers and natural persons directly selling real estate were particularly active during this period. This had been causing various problems, which tended to manifest through incorrect contract formulation, property value and actual condition evaluation, as well as a lack of appropriate responsibility for sales processes or other disruptions. Subject relevance is embodied by the fact, that real estate brokerage services, compared to other services, are currently relevant to the majority of the country’s citizens, companies or users of real estate brokerage services of other statuses, for whom the concerns of finding accommodation, quarters for activities, land-plots or other real estate as well as forming contracts, are particularly urgent. With regards to that, a well-functioning real estate system is useful to both the citizens, and businesses, as well as the state in terms of tax collection. With that aim, this work is based on consistent examination of real estate sales processes and systems, in order to improve them. Seeking these goals, this work provides in-depth theoretical analysis of the circumstances of real estate sales services, examining the essence of real estate sales, the systems and models used in this process, as well as examining aspects of their operation and usefulness, in order to prepare a rational sales model. This is particularly important to companies providing real estate services. |
