Abstract [eng] The Covid-19 pandemic that started in China has caused many changes around the world. Various restrictions were introduced to reduce the spread of the pandemic, controlled free movement between countries, this stopped the supply and delivery of goods, most people lost their jobs as a result, and social distancing in public places was introduced. The Covid-19 pandemic also affected the real estate market during this period. The real estate market reflects the level of the country's economy, so it is necessary to constantly monitor various statistical indicators that affect the real estate market, to constantly study them in order to identify future threats, to determine what factors determine the real estate market. The object of the study is the Lithuanian real estate market during the Covid-19 pandemic. The purpose of this study is to investigate the impact of the Covid-19 pandemic on the Lithuanian real estate market. The first part of the work presents the trends and problems of the real estate market, an overview of the real estate market, and the problems of Lithuanian real estate development during the Covid-19 pandemic. The second part of the paper analyzes the aspects of real estate market evaluation in the context of an economic shock from a theoretical perspective. This chapter focuses on the concept of economic shock and stabilization measures, for further analysis the concept and characteristics of the real estate market, the structure of real estate and the characteristics of the real estate market are analyzed. These theoretical aspects are used in the further part of the work for data analysis. The third part of the paper presents the methods used in the study of the impact of the Covid-19 pandemic on the Lithuanian real estate market. The work uses the methods of scientific literature analysis, statistical data analysis, comparative analysis of statistical data, data systematization and grouping, graphic analysis, data systematization, and regression analysis. The fourth part of the work discusses the results of the study of the impact of the Covid-19 pandemic on the Lithuanian real estate market. This chapter presents an analysis of the real estate macro-environment and micro-environment, which influences the Lithuanian real estate market. The most important indicators of the macro environment are presented - gross domestic product, direct foreign investments, inflation, legal factors, demographic factors, employment and unemployment indicators, social factors; the most important factors of the microenvironment are the residential housing price index, the number of completed housing units, the number of housing units under construction, the number of permitted housing units, general real estate construction indicators, the number of completed real estate transactions by city, and the expectations of Lithuanian real estate developers. These indicators reveal the situation of the Lithuanian real estate market during the Covid-19 pandemic. The regression analysis of changes in the Lithuanian real estate market during the Covid-19 pandemic revealed that the correlations between the variables used in the study are weak, which means that the pandemic had little impact on the real estate market. The work ends with conclusions.
