To understand the competitiveness of the office sector, the master's thesis reviews the current state of the European and Lithuanian office market, its essential challenges for competitiveness and development. In the theoretical part, to understand the environment in which the office market operates and the main factors determining its development, the theory of commercial property and office center, as well as aspects of segment development and factors influencing it are analyzed. Finally, in the research part, qualitative and quantitative data analysis is being performed, Vilnius and Kaunas office markets, internal and environmental factors influencing them are analyzed, lastly, expert opinion is empirically evaluated, and statistical modeling of office center development is performed. |
